Frequently Asked Questions:
When is my first payment due? Payment is due before the lease start date and before you can pick up your keys. You must pay the initial balance listed on your lease under ‘Balance Due Upon Occupancy’’ by move in day. You cannot pick up keys until this amount is paid.
How does rent work? Rent is due on or before the first of every month. You will be assessed a late charge on the 6th of each month. We do not waive late fees for any reason, regardless of circumstance. Please plan accordingly!
How can I pay my rent each month? This community accepts ONLINE PAYMENTS ONLY (eCheck, Visa, MasterCard, Discover, and Moneygram). We will not accept any payments in the office. There are fees associated with online payment, the smallest of these is $1.95 for an eCheck.
Are utilities included with the rent? No, there is a separate utility charge per resident. The utilities are based on actual usage and divided equally among each resident in the apartment. The utility charge covers the cost for water, electric, internet, sewer and trash.
What fees and deposits do I need to get the lease for an apartment? The application fee is $50. Upon move-in there is a one-time administrative fee of $100, and a restoration fee of $150.
Is a Guarantor required? Usually. Any resident that does not meet our income requirements are required to have a guarantor. This certifies that in the event a resident does not pay their rent, the guarantor will.
Do you offer individual leases? Yes, all rooms are individually leased.
Can I choose my roommates? Yes, if you have other roommates, then we will place them in the same apartment assuming there is space available.
Do you have a roommate matching system? Yes, we will do our best to match roommates based on their responses to our Student Matching Questionnaire.
What is the time period of the lease? Standard lease term is 12 months, which run from mid-August to mid-July.
Can I cancel my lease? Lease cancellations are NOT permitted. If you are unable to fulfill your lease requirements, your only option is to find a qualified candidate to take over your lease. They must roommate match into your apartment, credit and criminal check, meet income requirements and pay the appropriate fees. Sub-leasing is not allowed. Your lease will be terminated once the Lease Reassignment Fee is paid.
Is there insurance coverage in the event of a fire, theft
or natural causes? The building itself is covered by
insurance, but any personal belongings are not. Each Resident
is required to have renter’s insurance that includes liability
coverage. Some residents are able to get renters insurance
through their family’s home owner policies. If this is the
case, please provide the leasing office with a copy of the
insurance binder stating that the resident is covered along with
all of the coverage information. If you need to purchase
renters insurance, we do have a company which you can buy it
through. Please ask the leasing office for more details.
Is there a security system and sprinkler system in the apartment? Each apartment has a sprinkler system that is prewired into the smoke alarms to ensure our Residents safety in the event of fire. The HawksNest does have security cameras, but these cameras are not monitored on a 24-hour basis and are not designed to provide personal security services. Each Resident and their guest(s) or invitee(s) are responsible for protecting his or her own person and property.
Is the apartment pre-wired for High Speed Internet? Yes, each apartment will have high-speed Wi-Fi internet access using the latest in FIBER OPTIC technologies.
What furniture is provided? Bedrooms include: either a twin size or a full-size bed frame, 2 chest of drawers, computer desk, and chair. Everyday living area includes: a couch, lounge chair, end table, coffee table, 50” TV and entertainment center. Dining area come with a table and 4 bar-height chairs. Kitchen includes: Granite countertops, full-size refrigerator/freezer, microwave, stove, dishwasher, and disposal. Every apartment also comes equipped with a washer and dryer.
What if I need maintenance in my bedroom or apartment? All maintenance requests are submitted online at www.HawksNestCommons.com. Maintenance staff will be dispatched as quickly as possible.
Are we allowed to hang pictures? Yes, using picture hangers or short small nails only.
Are we
allowed to paint our walls? No.
Are we allowed to hang curtains? Yes. All bedrooms come with pre-installed drapery hardware and mini-blinds.
Are there assigned parking spots? No, they are first come, first serve.
What about guest parking? There is limited guest parking available.
How do I receive mail or packages? Each apartment will have an assigned mailbox. The mail will be distributed daily and you will be able to pick up any packages that fit into the assigned mailbox or pick up larger packages at the post office.
Do you allow pets? Yes, we have a limited number of pet friendly apartments.
If I have a pet, what do I need to do? You may not bring your pet into the apartment until you have satisfied the following requirements:
• Vet records stating age, breed, weight and shot record.
• Show proof of a kennel/crate.
• Completed signed pet addendum (signed by you and all roommates).
• Register your pet with our third party pet screening company.
• Paid a
total of $550, $350 is non-refundable. Pay $10 per month pet
fee.
What is your smoking policy? This is a non-smoking facility. Smoking of any kind is not allowed in the buildings, apartments, bedrooms, bathrooms, stairwells, or any common areas.
What are the office hours? Our management office is located just around the corner at 3 Bellamy Place. Please see the website for the most up-to-date hours. Typically, we are open Monday - Saturday and closed Sundays.
